An Accessory Dwelling Unit (ADU) is an independent dwelling unit located on a property containing a single-family residence, which includes sleeping quarters, bathing facilities, and kitchen. The City is revising the Zoning Code section pertaining to ADUs to comply with new state laws, which create a new Junior ADU category, and create specific exceptions for parking, setbacks, and some utility fees. In addition, the City proposes to remove the owner occupancy deed restriction requirement, increase the maximum square footage and number of bedrooms, and include a minimum 30-day rental period for ADUs.
City staff prepared an interim guidance document and a draft version of the Zoning Code revisions. After extensive outreach, a community meeting was held on February 8, 2017 with over 100 attendees. City staff continues to evaluate feedback from attendees concerned about the cost of permitting and construction, along with policy options, and it is anticipated that a Planning Commission hearing to consider the Zoning Code revisions will be scheduled for May.srcity.org/ADU
